5 Tips for Choosing the Right Real Estate Agent

If you are planning to sell your house the traditional way (through a Realtor®), then it is very important that you find the right real estate agent. You don’t just want to pick the first one that comes up in a Google search or who has their face plastered on a bus bench you saw. You want to do some research and find someone who you feel good about working with.
Here are some helpful tips for choosing a real estate professional to represent your home sale:
1. Interview More than One
The first thing to remember is that a real estate agent is working for you. You are paying them a commission to sell your house for the best possible price and to provide expert guidance and support throughout the process. Don’t be afraid to interview them and grill them on their knowledge, experience and insight. Interview more than one agent before making your decision. Don’t just pick the first one you talk to.
2. Find Someone You Are Comfortable with
This is very important. It’s no secret that we all have different personalities, styles and approaches. Not all real estate professionals will be a good fit for you, and that’s okay. Find someone that fills you with a sense of trust. Work with an agent who makes you feel comfortable, yet confident that they are working with your best interests in mind.
3. Ask for Referrals
It’s never a bad idea to ask local friends and family for a real estate agent referral. Ask them who they worked with in their most recent move. How did they like that agent? Did they do a good job? Would they recommend them? Getting a referral from someone that you trust will go a long way in finding someone you can trust with your important home selling process.
4. Find a Specialist
If you have a certain type of property (condo vs. house, in a unique neighborhood, high-end vs. low-end, specific style of architecture, etc.), then look for a specialist in that market. Many real estate agents serve unique niche markets and bring additional expertise when dealing with those types of properties or houses in that particular neighborhood. If there is a real estate specialist out there who makes sense, it is worth talking to them.
5. Research Their Experience
The Internet makes it very easy to do your own research before or after talking to any real estate agent. You can read customer service reviews online from their past clients. You can see the current listings they represent and check out recent sales activity. If they don’t have many listings or any sales under their belt, then maybe they are not the best selection for you. Or, if the properties they represent don’t seem reflect your type of house (see the specialist tip above), they may not be a good fit.
These are just a few simple tips that you can use when researching real estate agents and making your final selection on who you want to represent you in your home sale. Just find someone who you are comfortable working with and who you think will do a good job. One bonus tip is to carefully review any listing agreement you sign. There will usually be an expiration date, so you will have an exit option if they fail to deliver on a sale within the designated time period. Look for any other clauses or red flags before you sign on the dotted line, so you know exactly what to expect from them throughout the process.
